Construction

Mere Grange is constructed using the latest timber frame technologies with traditional brickwork to the external façade.

Insulation

Insulation will be provided to meet the latest NHBC & Building thermal regulations.

Fireplace

A choice of fireplace will be provided from a selected range with a class one flue system fitted for solid fuel. HEATING An individually designed oil fired central heating and hot water system will be provided. The system will be designed to exceed the NHBC standards.

Electrical Installation

Light and power outlets will be provided to the property and garage, with external lighting to the main entrance, rear entrance and rear patio area.

Internally all bathrooms will have shaver sockets. Downlighters will be fitted to the kitchen, cloakroom and bathrooms. Feature glass lighting will be provided to the underside of selected wall units in the kitchen. Polished Brass switch plates will be fitted to the reception rooms and first floor landing areas with white sockets.

Smoke alarms will be provided to meet NHBC regulations. NACOSS Approved alarm system will be designed and installed for each property.

Entertainment and Communication

Ample telephone points are provided throughout the property including all bedrooms. TV points will be provided to selected reception rooms plus all bedrooms. An external terrestrial/digital* aerial system will be provided including the facility to plug in FM/digital radio & satellite television subject to installation and subscription

Doors and wardrobes

Distinctive internal doors with classical polished brass ironmongery will be provided to each property. External doors will be fitted with Multipoint security locks.

All wardrobes will be fitted with matching doors and furniture.

Kitchen

A choice of high quality German units will be fitted to the kitchen and utility room, with a choice of worktop. Appliances will include an electric double oven & touch sensitive ceramic hob, stainless steel extractor canopy, integrated fridge/freezer and integrated dishwasher. A choice of exclusive ceramic tiles is available for the kitchen/ utility room wall and floors.

Bathrooms and Cloakroom

Quality white suites complete with elegant chrome coloured taps will be fitted to the bathroom/en-suite and cloakroom. The family bathroom will feature a decorative chrome towel rail where permitted.

An Aqualisa thermostatic shower in chrome finish will be provided to the en-suite.

Decoration and finish

All internal walls will be plastered and have an emulsion paint finish. All ceilings will have a smooth plaster finish. Bathrooms & en-suites will be fully tiled to the floor and shower area, with half tiling to the remaining areas including the bath area where there is a separate shower cubicle.

Decorative cornice/cove will be provided to the reception rooms, hallway & landing and all bedrooms.

Externally

The paths and rear patio areas will be finished with natural stone flagstones. The front gardens will be landscaped and turfed, rear gardens will be turfed. An external water tap will be provided. The garages will have pre-finished painted doors.

Selections

Nixon Homes wish to offer all their purchasers the opportunity to select their choice of kitchen units and worktop, wall and floor tiles, fireplace and emulsion colours for the property, however for each site under construction a building programme is drawn up which must be adhered to in order that no delays are caused to completion dates. The opportunity to make these selections, therefore, is subject to the date when the reservation is made. Unfortunately it may have been necessary for all selection to be made to meet the requirements of the building programme.
